How we work
The first question most owners have is what is your commission? I.e. How much will it cost me to have you manage my property? The answer is simple. We adapt our commission according to your specific needs.
Our basic fee structure is 8% of the monthly rental. For this you will receive the following services:
- Professional photography of your property
- Marketing of your property via online portals and social media channels
- Viewing with tenants and tenant recommendations, which includes extensive vetting
- A rental contract specific to your type of property
- A full incoming inspection with photographic report
- Investment of tenant damage deposit in an interest bearing trust account
- Monthly invoices to tenants as well as monthly reports to yourself via PayProp, our trusted management platform
- We then manage all request from the tenant on your behalf, keeping you informed at all times
Additional services offered incur a simple an easy to understand additional fee:
- If electricity, water or any other services are recovered from the tenant, we charge an extra 1%
- If we have to settle rates and levy accounts on behalf of the owner, we charge an extra 1%
Are there any additional cost involved?
Should maintenance, upgrades, cleaning, or any other ad hoc work be required, we charge a flat rate of 15% of the project total to professionally manage this on your behalf. This fee is charged either to the owner or the tenant depending on who is responsible for the work.
